Wood's Solicitors offers a personal and friendly service whether you are moving house or buying for the first time. We firmly believe that most people prefer to deal with a fully qualified, and specialist property, solicitor on a face to face basis rather than using a conveyancing factory located either in a city-centre location or miles away from where they live. Our policy is to put your interests first and not those of introducers who endeavour to persuade people to use a favoured conveyancer, sometimes in return for a large and often undisclosed referral fee. We have never paid a fee to a third party for the introduction of work and have no intention of ever doing so.

When dealing with impersonal conveyancing factories it is often the case that you never speak to the same person twice and the case-handler may possess no legal qualifications. We believe that being a small practice helps overcome this. We want to do a good job for you because we want you to become a regular client of this firm.

All of our residential conveyancing transactions are undertaken for a fixed-fee which is notified to you in advance. We do not however operate a "no sale/purchase, no fee policy"; if a transaction does not proceed then a proportion of our agreed fee will be payable. At the outset of the matter we will also supply you with a list of the other expenses which you will incur.

During the course of your house purchase or sale we will actively manage the process and keep you up to date. Our aim is to ensure that the whole process runs smoothly and is as stress-free as possible.

When you buy a home we:

  • Ensure that you obtain a good title to the property.

  • Undertake searches and raise enquiries which will disclose possible restrictions or problems.

  • Effect the exchange of contracts and completion.

  • Deal with the requirements of your mortgage lender.

  • Prepare and submit to HM Revenue & Customs on your behalf a Land Transaction Return.

  • Register the change of ownership at the Land Registry.

We can also offer a complete package by handling your house sale:

  • Draft the contract for sale.

  • Deal with enquiries raised by the purchaser's solicitor.

  • Effect the exchange of contracts and completion.

  • Arranging the repayment of your mortgage.

  • Account to you for the proceeds of your sale.
